Fences And Walls from the Rules And Regulations

This is the ammedment to the Rules and Regulations document:

FENCES AND WALLS  (Amended 3/29/2009)

The composition, location and height of fences and walls must be approved by the LORARC prior to installation in accordance with standards and requirements set by the LORARC from time-to-time. The LORARC is under no obligation whatsoever to approve any fences.

Fences may not exceed 5 feet and must be made of the following material only:  aluminum / wrought iron (black).  No chain link or wood fences will be permitted.  No dog runs, animal pens or front yard fences of any kind shall be permitted on any lot.  All fences must be maintained regularly to be secure, straight and vertical.  They also need to be cleaned or pressure washed regularly to keep appearance fresh and to prevent deterioration.

Lots which back up to an Association wall may not exceed the height of the wall. A second fence may not be installed back to back with a previous fence.

Existing PVC fencing facing a roadway must be landscaped next to the fence with hedges maintained to at least 3 to 4 feet high (not to exceed the fence height). Landscaping is not required directly in front of a gate facing a roadway, but must be landscaped adjacent to that gate.  Current homeowners with PVC fences have until May of 2011 to comply with the landscaping requirements.  The city of Oviedo also requires that a fence along a roadway be no closer than 15’ from the edge of the property line as indicated on the lot survey. A fence cannot be installed any closer than 10′ from the front of the house.

No dog runs, animal pens or front yard fences of any kind shall be permitted on any Lot.  No chain link or wood fences will be permitted.
